Reading the table

What "carded rate" means

Banks publish carded rates publicly so they can be advertised. They are the *worst* rate you'd typically pay — actual approval rates run 0.20–0.40% below carded for borrowers with strong applications, and brokers know exactly which bank is negotiating hardest in any given week.

What carded rate doesn't show

The cashback layer

Each major NZ bank also offers cashback to new mortgage business — typically NZ$1,500–4,000 depending on loan size, with a 4-year clawback if you exit early. The cashback often matters more than the rate differential when comparing offers.
